How to transition at fixed points in Mecanim? (ex. Footsteps)

A curious case I got on my mind here is how would I have Mecanim transition from one state to another at fixed points of an animation? Normally, there are two options I know of: Exit Time and matching conditions for parameter(s). While these are good for transition at either one point or at any time during the animation, what I'm looking for is multiple points where transitions are "allowed" to happen.

For example, let's say I got a run animation and a jumping animation. While I can have the character transition from run to jump at any point using a parameter or two, it would look off when the character's legs do not line up which can result in a rather odd transition. Instead, it would make more sense to have it transition when the feet are in the passing position.

I know of one possible solution which is to use animation events to mark these points but I wanted to see if there are any other methods of doing this as well.
