Try to unwrap the materials or bake them (render to texture), it will give you your materials with lights and shadows baked on them.

Export your scenes as FBX. Unity recognizes them. If you don't care about compatibility you can use your max scenes direct in Unity (requires Max to be installed)

vray materials can't be imported to unity directly. I also looking for alternative way.
