Black lines in lightmap for modular environment design

I've got experience with the Beast lightmapper, and this is the first time I've ever seen this type of issue. I have a series of modules, 2.25x2.25 meters in size. I've set the snap settings to translate 2.25, so these modules should be offset properly. I see no creasing or shadow artifacts before lightmapping.

When I lightmap at 50 texels per world unit, I get the following: alt text

It actually looks like the modules are offset a bit, but they are not. If I zoom in, the shadows and highlights look almost like there is a normal map applied. It's just an illusion created by an incorrect lightmap. If I increase to 100 tex, I get a nicer result:

But when I zoom out a bit, I get lines similar to image 1 (you can kind of see the lines on the other side of the doorway). Any idea what's happening here? Should I just crank up the texels to get this to go away? I have a feeling that will drastically increase lightmap size, and ultimately build size.

Does it have something to do with how Unity generates lightmap UVs? This video suggests that (in UDK) there are often issues related to incorrect UV placement:
